2009 statistics show that it was the 3rd best year for closed sales since 2004 and 2005. In 2009 there were 92,389 closed sales, falling just behind the number for 2004 of 98,298. I think most Realtors in Arizona will agree that we are at or near the bottom of the housing market price drops in most areas throughout the Phoenix Metro area. A quick note and thought to buyers, if you are using sites like realtor.com, homes,com, zillow.com etc to find homes that are available, by the time you call on them they may already be sold! Why? These are all IDX sites, Internet data exchange sites that require updating that can take 3 to 5 days on average. Not only that but when a home is in pending status in our mls, it still shows up as active on these sites. So the best way to get the most up to date and accurate information is to register with a realtor and get updated listings sent directly to you from the MLS as they are updated in real time and daily, this doesn't mean however that you will be the first one to see it. Available MLS home inventory drops to just over 31000 while closed sales are over 9000 a month, that gives us just over a 3 month supply of homes on the market throughout the Maricopa and Pinal County areas! bank owned, foreclosed homes.
Tempe, AZ - March 3, 2008 -- The date is quickly approaching for the
first prestigious Limo tour of foreclosed and bank owned homes in
Ahwatukee, Tempe, Chandler, Scottsdale, and Gilbert. South East Valley
Real Estate agent Kent Gagon, with West USA Realty is sponsoring the
event for qualified buyers and investors interested in purchasing these
types of homes.
"We will be scheduling multiple tours for each of the above cities. The
first tour will be held Friday, March 21 starting at 11am. We will tour
homes priced between $160,000 and $400,000 through Tempe and Ahwatukee.
We anticipate spending between 4 to 5 hours viewing 20 to 30 of the
homes that are bank/lender owned foreclosures during this first tour. We
will spend approximately 10 minutes in each home to keep the tour moving

Scottsdale Real Estate Market Shows Signs of Life Again!
The Real Estate Market is showing signs of life again! The number of homes that have gone pending sale has jumped almost double in the last 45-60 days. Where we once had between 3000-3500 sales pending per month this month we have just over 6000 as of 2/24. This could be a sign that the market is starting its slow turn around or at least that we have hit the so called "bottom" of the price curve. Scottsdale Short Sales and Homes For Sale
I have been getting a lot of inquiries about short sales and questions as to what they are exactly. The basic jist of a short sale is this, the sellers loan or loans total more than what the home would sell for in the current market. There are a number of reasons for this type of situation, perhaps the home owner took out a line of credit to pay off credit cards or cars or just do some home improvements. Or maybe they bought the home when the market was booming and due to recent price declines the value has gone down in thier neighborhood. Regardless of the reason, they owe more than the home is worth at this time.
So What do you do? The only thing to do is call the mortgage lender and ask if they will work with you on a short sale, request a short sale package and list your home with a qualitied Realtor that will assist you in marketing the home and negotiating your short sale on your behalf. It is important to note that many banks and lending institutions will not do anything to help a homeowner in this type of scenario until they are 90 days past due on payments. The only way to find out is call them and ask.
Other questions that typically come up about short sales. Am I liable for the differenece between what I sell the house for? Again this is many times dependent on the lending institution. Some will write off the difference as a total loss and there is no liability to you as the seller, some will not and will require that you sign a promissory note for the difference. Some will give you the option. It is important to get any agreements with the bank in writing either way. We advice all our clients to get professional legal advice from a qualified attorney regarding this.
Another question that is commonly asked is Will I owe taxes on the difference? Again we suggest and advise all our clients to speek with a certified accountant regarding tax questions. However on December 20, 2007 Congress and the white house signed a bill that will allow owner occupied sellers (not investors) to short sale thier home and have no taxable consequences for any short sale that is completed by December 31, 2009.
An important note to make to home buyers that want to include short sales in thier search for homes. The final acceptance of a purchase contract and the purchase price is subject to the lending institutions approval. This can take weeks to obtain. Be prepared to wait patiently for this approval. Once the approval is obtained you will typically have 30 days to complete your inspections, appraisal and close escrow. You can get a great deal when buying a short sale home, just don't be in a hurry to close.
